What is an epc ?
The EPC provides an 'A' to 'G' energy efficiency rating for a building, very similar to that on a car or domestic appliance,the higher the rating the more energy efficient the property.The main contributing factors towards the EPC rating are the efficiency of the heating system, the construction, the age of property, and the levels of wall and loft insulation.The EPC has a current energy rating and a potential energy rating that the property could achieve should the recommendations highlighted within the report be carried out. The recommendations go from simple solutions such as installing low energy lighting, to installing renewable energy systems such as PV panels and Solar Water Heaters.
As fuel bills continue to esculate the content of the EPC is becoming increasingly relevent, and will continue to do so in line with the Goverment's energy efiiciency policies.
Who needs and epc and why ?
There are three main reasons why an EPC in Heckmondwike will be required: Firstly by law, any property which is marketed for sale or to let, either privately or via an Estate Agent requires an EPC prior to the commencement of marketing as part of the Energy Performance of Buildings Directive (EPBD). Secondly any pholtovotaic solar panel (PV) installation requires and Energy Perfomance Certificate to guarantee the maximum Feed In Tarrif (FIT) rate. Finally the EPC was amended in 2012 to include details relating to the Governments flagship energy efficiency policiy The Green Deal, and the EPC is used to gain funding under this scheme.

To produce the EPC we need to visit your property and carry out an energy survey. For an average sized property this would take about 30 minutes and involves,assessing the construction and age of the property, as well as looking at the space heating and water systems, lighting, double glazing, and levels of insulation. The assessor then uses this information to complete the EPC and lodge the certficate on the national Landmark database.
